FAQ
Can a foreigner own property in Bali?+
Not as freehold. Foreigners buy long-term leasehold (25–30 years, extendable) or hold building rights (HGB) through an Indonesian PT PMA company. Both are legal, registered instruments — the key is drafting them correctly.
What is a PT PMA?+
A foreign-investment limited company registered with the Indonesian state. It can hold building-rights titles, run a business, and sponsor investor visas. We are a PMA ourselves and set them up for clients.
What returns do Bali villas make?+
Well-located, well-managed villas typically gross 8–14% annually on short-term rental, before costs. We model each property's numbers before you commit — conservatively.
Can I do everything remotely?+
Yes. Video viewings, power of attorney for signing, and online transfers are standard practice. Many of our clients buy before they ever land in Bali.
